(Louisville, Georgia – August 5, 2015) – Arthur P. Barry III, SIOR with Coldwell Banker Commercial Eberhardt & Barry, Inc. of Macon, Georgia, brokered the sale of the former Victor Forstmann textile manufacturing and distribution facility in Louisville, Georgia. This property was originally developed in 1966 as the Victor Forstmann woolens facility where various woolen fabrics were manufactured until 1995. At its peak, Victor Forstmann employed 325 people on two shifts. The plant was purchased in 1996 by Flint Logistics Management, LLC that moth-balled the facility until 2014. Serious refurbishment of the property began in 2015.
The property contains a 146,100 square foot former manufacturing plant on 108 acres with a functioning wastewater treatment plant along the Ogeechee River. The purchaser, City of Louisville Georgia, will operate the wastewater treatment plant and benefit from copious amounts of potable water provided by four industrial size deep water wells.
The City of Louisville will orchestrate the repositioning of the former Victor Forstmann building to a poultry processing facility. The poultry facility is expected to accommodate approximately 200 jobs in 2016.
